Budget roughly 1.5% to 4% of the purchase price for land transfer tax, legal fees, title insurance and related costs on a resale purchase — a new build adds HST on top of that. For condominiums, yes: Ontario law gives condo buyers 10 days to change their mind after receiving the disclosure statement. For freehold new homes there is no statutory cooling-off period — once you sign, you are committed, which is why the review before signing matters.
You pay the deposit in instalments on a schedule set by the builder — a portion at signing and the rest at set points before closing — rather than all at once. Each project page here shows that project’s deposit structure, and I walk through the full schedule with you before you sign, so you know exactly how much of your money is committed at every stage.
